The average price of homes sold in July was $246,815 compared to $222,294 last year, an increase of 11%. If you want to know why, this next statistic will tell you. 48 Spring Hill homes sold during the month with another 92 homes pending sale. With only 221 homes for sale in Spring Hill, that leaves us with only a 4.6 months absorption rate, and the inventory levels have been shrinking all year. Supply and demand are the driving forces for prices, and right now the demand is eating into the supply at a rapid pace driving prices higher.

Spring Hill Home Sales for June were active and show signs of entering into a balanced market. Most realtors consider a 6 month absorbtion rate as balanced, The absorbtion rate for Spring Hill homes currently is 7 months based on Junes sales and the current inventory level.

The reason for the increase of closing I feel is back to value. Homes in Spring Hill are considerably more cost effective than a similar size home in Franklin of Brentwood.

Riverbend nurseries in thompsons station

Picking up trees at riverbend nurseries for a little additional privacy.

They seem to had a good selection of fairly large trees and shrubs, but I’m just buying the largest white pines they have. I’ll be digging holes for the rest of the weekend.

Wades Grove Pool update

 Wades Grove Pool Update – As of Jan 30, 2011 we are still waiting for approval from the Board of Aldermen and most seem to be willing to allow John Maher to proceed with his plan. Jonathan Duda seems to be the only one who thinks that the Neighborhood would be better off with walking trails than a pool. As a realtor who sells homes in every neighborhood in Spring Hill, I can tell you that it seems to be a very inconsistent attitude toward Ward Grove, because they didn’t require any of the surrounding communities to have walking trails.Why is Wades Grove treated differently than Spring Hill place or Cherry Grove by the board? And why does Johnathan Duda use this to stop the pool project?
