Polk Place Market Report for May – Franklin real estate
Franklin real estate – Polk place is an upscale neighborhood with single family all brick homes ranging from 2500 to 4000 square ft in size. The prices of Homes in Polk Place range from $309,900 to $475,000 with the average being $396,573 at this time.
The school zones for these homes include Franklin Elementary, Winstead Elementary School, Fred J Page Middle School, Freedom Middle School, and Centennial High School. If schools are important, be very careful when looking at homes in Polk Place. All are good schools, but some are farther away than others.
The popularity of the neighborhood can be attributed to the prices of the homes being fairly inexpensive for Franklin, the close proximity to Franklin, and the excellent schools.

Wades Grove Market Report – May 2009
Spring Hill Real Estate – Wades Grove is a John Maher Builders development with 2 communities separated by a creek. Wades grove is at the front of the development, and consists of all brick homes built exclusively by John Maher builders with standard features that were always considered an upgrade for a Maher home, or were never available. Starion counter tops and 42 inch hardwood cabinets in the kitchen, extensive crown molding, extensive hardwoods, finished, insulated, and painted garages, shower doors, tile floors in all bathrooms, all on a minimum of 2500 square ft.
The crossings at Wades Grove has completely different building standards, with Formica counter tops, 36 inch kitchen cabinets, unfinished garages, smaller patios and decks, with homes as small as 1400 square ft. The Jones company also has homes in this section. The biggest concern that I have about the crossings, is the close proximity to interstate 65 and the noise that come with it.

Golf View Estates Market report
Golf View Estates – Real Estate Sales in Golf View Estates are starting to get a little more active, and now most of the news homes are sold, or under contract. Resale homes are starting to become more active, the ability to borrow money at 5 percent has really helped the bottom end of the market.
IF you are a first time home buyer, or if you haven’t owned a home in 3 years, you are probably eligible for the $8000 tax credit. This plan is really just free money, you don’t have to pay it back unless you sell your home in less than 3 years, but you do have to close by November 31st.

2009 First Time Homebuyers Credit – DOES NOT HAVE TO BE PAID BACK!!!
To be eligible you must meet the following requirements:
-You purchase your home (close on home) before December 1, 2009
-You (and your spouse) did not own any other main home during the 3-year period ending on the date of the purchase
Income Limits
Single persons adjusted gross income of $75,000 or less are eligible for the full $8,000 credit
Married persons adjusted gross income of $150,000 or less are eligible for the full $8,000 credit
*Phase out of credit begins at $75,001 for single persons and $150,001 for married persons and is completely phased out at $95,000 and $170,000 respectively
Main home defined: The one you live in most of the time. It can be a house, houseboat, housetrailer, condo, etc. A home you construct is considered being purchased on the date you first occupy the home.
Who is not eligible for the credit:
-Your income exceeds the phase out amounts ($95,000 single & $170,000 married)
-You buy your home from a close relative. Including your spouse, parent, grandparent, child, grandchild
-You do not use the home as your principal residence
-You sell your home before the end of the year
-You are a nonresident alien
-You owned a principal residence at any time during the three years prior to the date of purchase of your new home.
How do you receive the credit?
-Amend your 2008 tax return and file Form 5405 with the amended return
-File Form 5405 with your 2009 tax return to receive the credit
-Adjust your withholding on your paycheck
May I claim the first-time homebuyer credit now and use the funds toward the down payment? The IRS says NO. To qualify for the first time home buyer credit, the residence must be purchased.

Discoveries at St. Jude have completely changed how doctors treat children with cancer and other catastrophic illnesses. Also, St. Jude has an International Outreach Program to improve the survival rates of children with catastrophic illnesses worldwide through the transfer of knowledge, technology and organizational skills.
All medically eligible patients who are accepted for treatment at St. Jude are treated without regard to the family’s ability to pay. St. Jude is the only pediatric research center where families never pay for treatments that are not covered by insurance, and families without insurance are never asked to pay. In addition to providing medical services to eligible patients, St. Jude also assists families with transportation, lodging, and meals. Three separate specially-designed patient housing facilities-Grizzly House for short-term (up to two weeks), Ronald McDonald House for medium-term (two weeks to 3 months), and Target House for long-term (3 months or more)-provide housing for patients and up to three family members, with no cost to the patient. These policies, along with research expenses and other costs, cause the hospital to incur more than $1.5 million in operating costs each day. Brentwood TN Schools
Brentwood TN Real Estate – One of Elizabeth’s friends had a call today from her adult son about schools, and thought it was interesting enough that I would share it. Several years ago he bought a house in a new development in south Nashville (Davidson County)The neighborhood seems fine, and the commute to his job in downtown Nashville was reasonably short, so all was good. Next year his oldest child starts his first year of school, so the parents decided to visit the school that their neighborhood was zoned to attend.
Here is the conversation after the visit. “Mom – I need some help, I can’t send my child to that school”. Mom “Why Not”. Son – “Most of the parents looked like gang members” Mom – “Those parents are your neighbors, If you can live a half mile away from them, then your children will attend the same schools, go to the same sporting events, and hang out with them after school.” Son “Will you pay for my child to go to private school?” Mom – “NO”
What are his options?
1. Let his child attend the school, and hope for the best
2. Sell his home at a loss, and move to a better school district
3. Pay for his child to attend private school – good ones are around $10,000 or more per year
If option 2 is your choice, then you need to pay close attention to the following chart. Schools in Williamson county are always at the top of the charts for Tennessee, but some are better than others. If you are going to move for education purposes, then get the best school you can afford.
Brentwood schools are traditionally at the top of list, but Franklin has several top schools also, and Franklin also has the lowest rated school on this Chart. Be careful, or just call me. I’ll make sure that you achieve your goals.
For many years, parent have moved to Brentwood and Franklin Tennessee to allow their children to have the best education they can get in Public schools. I think it’s a trend that will continue.
