Will Wades Grove ever have a Pool?
Spring Hill tn – It seems like local politicians are now doing the two step since re-elections are next month. Most of the Wades Grove residents think that they have been used as pawns by the current administration. Mr Dinwittie and Duda have been trying very hard to say that they have been in favor of plans to build a pool by John Maher, but the meeting I attended had not one single positive word for the proposal, and a lot of reasons why it shouldn’t pass the vote. One of them actually was offended that residents were unhappy with them because of the way it’s been handled. I guess they haven’t been held accountable up until now. It was no surprise to me that it’s been voted down, and the result is that we still have no plans to build a pool, while other similar neighborhoods are planning to enjoy the summer sun.
I’m hoping that john Maher will review the possibilities of a pool, when a new group of elected officials are in place. As citizens it’s our job to elect officials who are looking out for the majority. The current officials have other plans, no matter what they say in their letters.
Real Estate Team Building Workshop – Nashville
Thursday from 09:00 until 03:00, Bill Haggard conducted his first team building workshop for the local Nashville Keller Williams agents. Those who attended came because they either
- Had a team already and wanted to become more efficient
- Wanted to build a team, and needed to learn more about it
- Wanted to know if being a buyers agent on a team was a viable choice
- Wanted to understand how the team compensation structure worked
What we learned was that not many who currently have a team, are using the Keller Williams model correctly. All of the information about the team structure is in the Millionaire real estate agent book,
- Your first hire should be an assistant, however, take advantage of contract-to-close contractors before hiring an assistant. They are already trained, and the cost structure is better for most people. When interviewing assistants, make sure you do a great job of checking out their references. A bad hire as an assistant will cost you between 3 and 12 time their salary in lost revenue.
- Only hire a buyers agent when you are losing buyers on a regular basis. The profile for a buyers agent is much different than a team leader, make sure you get the right fit.
- With any new hire, put them on the 100 day meeting program before turning them loose. That means that every day meet with them to make sure they are doing what they need to be doing for 100 days.
- Job Descriptions are very important for every position. They already exist in the MREA, take advantage of it.
- Your assistant will be responsible for documenting your systems. Make sure that you have someone who is capable and responsible for this function. Your systems will operate the model to become more productive and efficient.
These are some of the thing we covered in the first hour of the workshop. I would suggest that if you are on a team, thinking about a team, or might want to be a buyers agent on a team, you need to attend one of these classes. This was the first one, and plans are to have more soon.
Low cost home improvements to help your Nashville house sell
Nashville real estate – These improvements have been helpful for many years, and they are ver inexpensive.
1.Nashville buyers love light and bright homes. Add high intensity light bulbs and be sure to clean all light shades and covers.
2. Buyers of Nashville real estate love clean homes. Do a thorough cleaning throughout. No matter what the season is. Give special attention the following areas: windows, screens, counter tops, appliance tops, mirrors, ovens, sinks, toilets, and tub/shower walls.
3. Buyers love clean windows, freshly laundered drapes and curtains. Clean blinds are just as important.
4. Buyers love freshly cleaned carpets and waxed floors. Replace or repair damaged areas of the floor or floor covering. Replace with beige new material (carpet, tile, linoleum), if beyond cleaning.
5. Buyers love spacious rooms. Arrange furniture and decorations to improve each room. Remove unnecessary items that don’t fit in.
6. Buyers love colors that will blend with their décor and furnishings. Consider brightening things up with a fresh coat of paint. Think white, off-white, or beige. Such colors make rooms look bigger and brighter and these colors are most likely to go with the new buyer’s furnishings.
7. Buyers love closet and cabinet space. Neatly arrange everything in your closets, cabinets, and other storage areas including the basement, attic, and garage. Get rid of all unnecessary items.
8. Buyers pay attention to tiny details. Fix all of the “little things” – loose doorknobs, leaky faucets, towel racks, clean and repair caulk areas.
9. Buyers smell your home. It’s their most memory inducing sense. What are they going to remember?
10. Hide your personal property. Move all collections to a storage unit.
