Making offers on Nashville Real Estate

Nashville real estate – I think everyone is struggling with this. If you watch some of the TV shows on homes,  you might think an offer of 70 percent of asking price would be a reasonable place to start. This would in most cases cost you money if you really want the house. Most sellers would not take you seriously after that, and you have just insulted the sellers agent saying they priced it way out of reason. Get a current market analysis of the area from a real estate professional, and make an offer that is consistent with recent local closings.

The market in Green Hills is not the same as California, or even Franklin. Make sure you work with a real estate professional who understands the market, and is willing to manage your negotiation to get the best price, but not lose the home. Remember that an appraiser is also going to have a say in the outcome, so it’s very difficult to pay too much for a home now.

If closing costs are part of the negotiation, they are an expense for someone, so if the seller is paying something for the buyer, it’s part of the cost of the house.

By monitoring recent closings in the area, you can get a good indication of what to expect, and what an appraiser might do. Get a recent market analysis from a real estate professional.

Deals are still available in some areas, but they are becoming harder to find. Most of the  best deals are already under contract.
