Nashville real estate – Here at Keller Williams in Franklin tn, we have a productivity coach, and a leadership council who really try to help everyone to be as productive as possible with the ever changing real estate market. One big discussion has been how will you change your business model to compensate for the changing market.

First of all, you’ve got to be kidding.

The business model I have reguires no spending. I’ve found that blogs and my websites featuring  Nashville real estate, Franklin tn real estate, Brentwood tn real estate, and Williamson county real estate, as well as my telephone do a much better job of advertising than maling out newsletter and post cards ever did, and it’s a lot cheaper.

As for newspaper and magazine advertising, it’s history. My ROI for print advertising is negative. And I hate the fact that my newspaper supports political leaders who are bad for business. I am very happy to say that the thousands of dollars I save in advertising open houses will be a welcome bonus for my wallet.

I believe that providing personal service is still the main reason that Nashville clients want to do business with me. Yes, I have 4 blogs, and 5 websites, and all of my listings dominate the first page of google for their communites, but I know all of that is not as important as a phone call to keep a client informed, even if you don’t have any good news.

 Personal service is what sets us apart, and will allow you to increase your market share.

Now it has slowed to match the market, and inventories are starting to come back to a more balanced market.

Helping Foreclosure Sufferers

Nashville real estate   - I met with some very nice people tonight who wanted my help. For now, all I can give them is advice. Early this year , they lost a home to a foreclosure. The home they had was in a good area, they had bought it new and had it for 3 years before losing it. The reason they lost it was because they had an ARM with payments that had almost doubled.

They had come to me was in hopes of a lease/purchase on one of the new homes I have listed in Spring Hill. I haven’t seen a case where a lease purchase is a good deal for either parties, but I am willing to help people find Nashville real estate that best meets their needs. Maybe we can make a deal, and maybe not. But one thing is for sure, I will not let my customers fall into the same trap that they were caught in.

Newport Crossing real estate – second half sales through 11/8/2008 as recorded in the Nashville real estate MLS are as follows.

  • Five homes sold in Newport Crossing at an average of $181,60
  • The average size of Newport Crossings real estate sold was 1813 square ft
  • The range of Newport Crossing real estate sold was from 1363 square ft with no garage to 2744 square ft with a 2 car garage.
  • 10 properties are available in Newport Crossing with the average price being $206,105
  • The average size of Newport crossing real estate is 2007 square ft, with the smallest being 1034 and the largest being 2744.

 Homes in Newport crossing were built by John Maher builders primarily from 2002 through 2005. Some of the homes built in 2002 and 2003 did not have garages, so be careful when comparing prices.

Newport Crossing is located in Thompson Station just south of Franklin TN.

Wades Grove Pool update – Spring Hill real estate

Spring Hill real estate – Wades Grove Pool Update, As per John Maher Builders, the master plan revision will be on the work session agenda of the Board of Mayor and Alderman scheduled for Monday the 10th. The meeting will be at the City Hall and is scheduled to begin at 07:00 p.m. John Maher is encouraging enyone who is for or againt this runling to attend and voice your opinion. I personally believe that the Wades Grove Pool and pool house will add instand equilty ot every home in the neighborhood. The proposal will inject approximately $900,000 of equity into the neighborhood at no additional cost to the homeowners. I can’t really understand why anyone would be against it.

Nashville Real Estate – We’ve all had this experience. We were looking at homes, and drove buy a house that’s for sale, but we don’t have the information, and it doesn’t have any flyers. In order to get the specifics on the home, your choice is to call a realtor, or write down the address and look it up when you get home. Voicepad will eliminate this problem. You call a local number, and when prompted, put in the address, and if the real estate is in the Nashville MLS, voicepad will tell you the specifics of the home right then. Golfs toughest hole in Williamson county

Nashville golf and Athletic #1According to the golfers who play most of the courses in middle Tennessee we have some pretty tough golf holes in Brentwood. The number #1 hole at Nashville golf and Athletic in Brentwood is the toughest. it’s a 430 yard par 4 with a large lake on the left side of the fairway. A straight long drive may just put you in the water. but the second shot is the killer. The green is slightly elevated with water on the left and back side and a sand trap on the right. The water hazard on this hole collects a lot of golf balls.
