Newspaper circulation down 4.6 percent

Newspaper circulation is down 4.6 percent compared to last year according to the Associated press.  They attribute it to online readers, but I have another idea. Readers are tired of the spin journalism.

If every newspaper in the land prints the garbage that the Associated press says about Obama and Mccain, you would wonder why we have an election at all. The Democrats have an army in Alaska trying to find ways to discredit  Sarah Palin, and the media reports everything that is spoon fed to them from the democratic machine.

When will they do some research on Obama? Do they report that he wants to give every illegal alien a drivers license?  That’s what he told Wolf Blitzer when he was competing with Hilary. Has the media even brought up anything negative about Obama? We know the answer, and that’s one of the big reasons why the public has stopped reading the newspaper. When your customers don’t like your product, they go somewhere else.

Wades Grove update 10/24

Spring Hill tn – Just to keep anyone who’s interested up to date on the Wades Grove pool situation. here is where we stand.

During the planning commission meeting on 10/13, several of the Wades Grove residents came before the board and literally cried and begged for them to not allow John Maher to build a pool facility valued at over $900,000 at the Wades grove entrance. Even though it would provide the children of the neighborhood a place to play during the summer month (lets remember that this is only open during the summer), they thought that it would make their street too busy or noisy. Some of the residents, myself included spoke to the commission about the opportunity to increase the value of every home in the community, as well as giving the homeowners a recreational facility that would be useful now, instead of having to wait several years until the back section of Wades Grove had residents.

The voting for the project from the homeowners was 90 for it, and 10 against it. John Maher did not vote, even though he has enough votes to  have the majority. The Planning Commission failed to pass the plan at a 2 to 2 vote. One of the commissioners was not in attendance.

What now?

Next month John Maher will be presenting the plan again to the commission, and this time he will cast all of his votes for it. Just to be clear about this, so far only 10 people have voted against this, and the council is obviously making this much harder that necessary. 

Wades Grove is an all brick neighborhood located in Spring hill TN in Williamson county.

Rippavilla zoning may include 110 acres of Apartment

pool plans for wades grove 002 Spring Hill real estate – The company that is attempting to acquire Rippavilla from General motors is asking the zoning commission of Spring Hill to allow 110 acres of the Rippavilla property to be rezoned for apartments. I personally have a major problem with this request, because it will be a very negative impact on the schools in that area. And it will impact the value of the homes in the area in a negative way.

As amazing as it seems, only one citizen even bothered to show up and talk about the impact to the community.

Thankfully that part of the project has not been approved yet.

We had at least 10 representative from Wades Grove to discuss the pro and cons of the proposed Wades Grove pool and pool house that John Maher was planning to build for the Wades Grove residents. The proposed pool facility would have cost John Maher $750,000 plus 3 lots at an estimated value of an additional $150,00. His plan would have added $900,000 of equity to the 118 homeowners at no cost to them, or $7600 per house.

It was voted down by the Spring Hill commission even though 90 percent of the homeowners approved it. I guess the commission thinks the children of Wades grove should play in the street instead of a pool.

Nashville real estate – Home sales for September

Nashville real estate – Home sales for September as record by the Greater Nashville association of realtors was not really news at all. Sales were down as expected across the area. Prices were also down as expected. The headline inventory levels were up, but for the first time, inventory levels of single family homes were below last year from 15,438 in 2007 to 15052 in 2008. This is a sign that the market is changing.

The median price for residential Nashville real estate was $182,291 in September  2007 compared to $169,900 in September 2008. Current inventory and sales levels indicate a 7 month supply of single family homes, with compares very favorably with most of the country. What we are seeing is lower sales numbers, but even lower housing starts. At sometime in the near future I expect an inventory shortage, as jobs are still here, homes are still selling, and builders have slowed dramatically.

Real Estate Blog Training 101

I compiled this list of information for a class that I volunteered to teach on October 7th at the Keller Williams Franklin office. Almost all of this information comes from Brad Andersohn (I don’t feel like reinventing the wheel). Thanks Brad for making this easy.

Wades Grove Pool Plans

Tuesday night john Maher had a meeting for the residents of Wades Grove. The topic of discussion was his proposal to build a swimming facility in Wades Grove. The proposed location is on Katash at the front of the community next to buckner Ln.

  • The appearance of the pool will be similar to the one in Spring Hill Place. 
  • The cost of the pool and the pool house $718,000, will be at the expense of John Maher
  • The association dues will increase to $40 per month
  • If approved, the construction will start ASAP, with the hope of opening next summer

With the exception of the residents directly across the street on Katach, we didn’t seem to have anyone who was against the plan. When I was asked my opinion on property valuations, I stated that I had several potential buyers decide on other neighborhoods because Wades Grove didn’t have a neighborhood. In my opinion it will improve the property values.

Approval of the project will require that both of the letters be signed by the homeowner and sent to the appropriate parties. 90 residents will have to agree to get this done.
