Nashville Home Sales Were up 22 Percent in October
Nashville Home Sales Were up 22 Percent in October – With 2,145 home closings compared to 1748 in October of 2008 reported in Greater Nashville area for the month,
The median price for a single-family Nashville home during October was $160,000 and for a condominium it was $144,000. This compares with last year’s median residential and condominium prices of $170,000 and $152,500 respectively. The sales price of single family Nashville home was down 6 percent compared to the same month last year
Inventory at the end of October was 23,398, compared with 24,043 in October of 2008. Single-family residential inventory is down significantly and is now in the range of about an 8-month supply – which is much more in balance than has been the case recently.

Green Hills Estate Homes – Market Report for October
Green Hills Estate Homes- The month of October showed that 7 Luxury homes sold in Green Hills for over $1,000,000. With 77 properties currently listed, you still have a good selection of quality estate homes available. As you can see by the report, buyers have made the most of this market by negotiating great deal. The average estate home sold in Green Hills in the month of October sold for 91.5 percent of the list price.

Franklin Sewer Assessment Districts
Franklin Sewer Assessment Districts – The city of Franklin has implemented new policies and procedures for homes that are currently on septic tanks, but have access to Franklin City Sewer lines.
The following information was gathered by the Williamson county association of realtors. Click here for more on Franklin Sewer assessments.
A Sewer Assessment District allows property owners within the defined area to reimburse the city over time, usually 20 years, for all expenses related to extending the sanitary sewer line. The portion of the assessment allocated to individual property owners is based on each property’s appraised value, with all property owners paying their portion of the total project cost. Payment of the assessment is the responsibility of the current property owner. Remaining balances are not transferable and must be satisfied before the property can be sold.
The last part of the paragraph is the one that gets my attention. If you have Franklin real estate that you want to sell or buy, and it’s on a septic tank, you need to know if the special assessment applies. If it does, the homeowner will have to pay it before it can be sold.

Nashville Real Estate Sales for September
Nashville real estate – 1,935 home sales were reported for the month of September, according to the Greater Nashville Association of REALTORS®. Nashville real estate sales in 2008 were 2,075 closings reported for September.
Nashville real estate pending sales were 2,120, compared with 2,001 pending sales at this time last year. The average number of days on the market for a single-family homes in Nashville was 86 days, compared with 79 days for September 2008.
The median residential price for a single-family home during September was $160,000, and for a condominium it was $142,500. This compares with last year’s median residential and condominium prices of $168,900 and $148,500, respectively.
Nashville real estate inventory at the end of September was 23,975, down from 24,270 in September 2008.
Showing Brentwood Real Estate On A Rainy Day
Brentwood Tn Real Estate – I love showing homes on rainy days. Yes, I will admit that
it has been REALLY rainy lately in Brentwood, TN. But, my friends,
there is a silver lining. Really? Really!
A common (valid) concern among buyers is,” How will this home
handle a large amount of rain?”
Well, no time like the present to see of those yards are mushy or those ceilings are still leaking. Check those crawlspaces and see if those French drains are working. Go see that home by the river to see what a hundred year flood plain looks like. Days like today are the very best for the most discerning buyers, just bring some black bags and line the carpets in your car.
And there is your sliver lining for this rainy Saturday…now go sell something!
